Coastal Carolina Home Watch of Myrtle Beach, South Carolina, has earned accreditation from the NHWA for the 14th year.
In the mid-1990s, when owner Jack Luber purchased a vacation condo in Surfside Beach, SC, 750 miles away from his home on the New Jersey Shore, it gave him an idea for a business. Because he was so far away, he had doubts and concerns about who was going to keep an eye on the place while he was back home. These concerns proved accurate as Jack’s ownership experience progressed. While there was a property owners’ association, he soon learned that they were only responsible for common grounds—the pool, parking lot, hallways, etc.—while anything from the “studs in” was his responsibility. Water leaks, questionable repairs, and access to his condo by a lot of people made Jack realize that no one was truly looking out for his best interests.
Seeing an opportunity and tiring of the taxes, congestion, and weather, Jack left his career in NJ, moved to SC, and started Coastal Carolina Home Watch (CCHW) in 2005. As he saw unique needs for people in the same position as he was, he added services like key holding, concierge, cleaning, handyman, and basic maintenance to CCHW’s offerings. CCHW also provides rental assistance for those out-of-town homeowners who use Airbnb and VRBO. The CCHW team also works closely with trust and probate attorneys, providing confidential and discreet services. Jack’s strong ethics and belief in always looking out for the client’s best interests is why homeowners all over the Grand Strand area of SC have watched CCHW grow over the last 18 years.
Jack’s ethics and beliefs are also the reasons why he founded the National Home Watch Association in 2009. Because the Home Watch industry is not recognized by the federal governments of the U.S. or Canada, businesses like Jack’s are not required to have licenses, bonding, or insurance, let alone follow any sanctioned policies and procedures. So, when Jack started the NHWA, he began the process of solving these problems. And with NHWA members in 44 states, five provinces in Canada, and even Australia, companies like Coastal Carolina Home Watch are setting the standards and processes for the entire Home Watch industry.
In January of 2023, CCHW welcomed Steven Montesano of Myrtle Beach as a partner. Hailing from Connecticut, Steven, who is a talented handyman, brings his years of real estate development and sales to this multi-faceted company.
Jack, Steven, and the CCHW team are fully trained, insured, bonded, and background checked, and they are all Certified Home Watch Professionals. The CHWP designations show CCHW’s commitment to providing excellent service to its clients.
